Healthy Homes Compliance: What Silverdale Landlords Need to Know

A critical deadline is approaching. From 1 July 2025, every residential rental property in New Zealand must fully comply with the Government’s Healthy Homes Standards. This requirement applies to all rentals, no matter the tenancy type or start date.

What the Healthy Homes Standards Cover

  1. Heating: A fixed heater in the main living room must reach at least 18 °C. Portable heaters don’t meet the standard.
  2. Insulation: Ceilings and underfloors need insulation that meets current R-values. Older insulation often requires a top-up.
  3. Ventilation: Every habitable room needs an openable window or door to the outside. Kitchens and bathrooms must have extractor fans to control moisture and prevent mould.
  4. Moisture Ingress & Drainage: Effective systems must drain stormwater and surface water. Enclosed subfloors may also need a ground moisture barrier.
  5. Draught Stopping: Gaps and cracks in doors, windows, floors or chimneys must be sealed to keep homes warm and energy-efficient.
