Investment Guide

Request the Investment Guide

Whether you are considering your first rental or reviewing a property you already own, take time to understand the costs, responsibilities and advice you will need. Request the office’s free Investment Guide through the form below, or contact Ray White Silverdale for the latest copy.

Consider the whole investment

Rental income is one part of the picture. Allow for rates, insurance, maintenance, management, finance and periods without rent. An improvement may help a property’s presentation or upkeep without paying for itself through a rent increase. Compare the costs and obtain relevant advice before committing to work.

If you use gross yield as a comparison, it is annual rent divided by the property’s price, expressed as a percentage. It excludes the costs of owning and funding the property and is not a measure of your cash flow. A realistic plan should assess those costs and the assumptions behind the rent separately.

Tax and ownership need individual advice

Expense deductions depend on the applicable rules and the nature and use of the property. Repairs and capital improvements can be treated differently. Your ownership structure, borrowing and eventual sale may also have tax and legal implications. Discuss your circumstances with an accountant and lawyer; a guide cannot determine the answer for you.

For maintained official information, start with Inland Revenue’s Rental income guide. Use current advice for decisions rather than assuming an earlier publication reflects every rule change.

Assess the property and rental plan

Check condition, title, insurance and the work needed to rent the home lawfully. Our rental appraisal journey can help you discuss likely market rent. Read Healthy Homes Standards and Landlord Information alongside the property-specific checks.
