Changing Property Managers

Changing property managers with a clear handover

Ray White Silverdale provides property management for Hibiscus Coast rental owners. If you want a different approach to communication, maintenance or management decisions, start by identifying what you want to improve. A well organised transfer brings the property information and tenancy records together while keeping tenants informed.

Set the transfer around the existing agreement

Read your current management agreement for notice, termination, fees and handover requirements. A new appointment does not automatically end that agreement or change the tenancy. Resolve unclear terms before committing to a transfer date, with appropriate advice where needed.

The new management agreement should establish the service, costs, reporting and repair authority you want. Agree the handover date with both managers and identify who will provide the records, keys and tenant instructions. That gives everyone a practical sequence to work to.

Bring the records and outstanding work together

The incoming manager needs the tenancy agreement and variations, bond information, tenant contact details and rent ledger. Include payment arrangements, arrears or unresolved matters, inspection and Healthy Homes records, and relevant correspondence. Organise keys and access information alongside outstanding repairs, authorised work and contractor details.

Transfer tenant information through an appropriate secure process. Clear records help the new manager understand what has happened and what still needs attention, rather than making the tenant explain an unresolved repair again.

Keep tenants informed

Tenants need accurate written information about the new management contact and any changed payment instructions. Arrange the required landlord-detail and bond-record updates through the current Tenancy Services process. The management transfer itself does not reset the tenancy or its terms.

Make urgent repair contacts clear before the handover. Reconcile the records and responsibilities at the transfer date so an outstanding payment or repair has an identified next step.

Moving from self-management

The same preparation is useful if you currently manage the home yourself. Gather the agreement, rent and bond records, compliance information and maintenance history. Explain the tasks you want help with and those you intend to retain, so the management agreement reflects the actual scope.

Discuss your property with the team

Meet our property management team and use the form below to start the transfer conversation. The office’s Rental Property Health Check offer has its own scope and arrangements, which the team can explain. It does not replace a building inspection, Healthy Homes assessment or legal advice.
