Setting the Rent

Set the rent using the home and relevant evidence

A useful rental figure connects the property with the alternatives tenants can choose. It also needs to work within the existing tenancy where one is in place. Setting rent and reviewing rent are related decisions, but a fresh market estimate does not automatically change an agreed payment.

Compare like with like

Look at location, bedrooms, layout, condition, parking, outdoor space and included facilities. Compare similar homes and record when the evidence was collected. A new Milldale home and an established coastal property may have different features and maintenance needs even when their bedroom counts match.

Advertised rents describe an owner’s asking position; achieved rents describe an agreed tenancy. Keep those sources separate. The Tenancy Services Market Rent tool provides another starting point, alongside property-specific comparisons and a rental appraisal.

Use local figures in context

On 15 October 2026, realestate.co.nz’s Silverdale, Rodney insights displayed a median rental price of $850 a week for its last-12-month series and seven new rental listings in the last month. The median is a portal indicator, not a promise of achieved rent for your home or a combined Hibiscus Coast figure. Different property mixes and reporting boundaries affect comparisons.

Balance the proposed rent with readiness, relevant competing homes and the costs of ownership. Budget for maintenance and vacancies rather than assuming every week will produce rent. Our investment resource explains why gross yield is different from cash flow.

Review an existing rent through the correct process

For ordinary residential tenancies, rent generally cannot increase within 12 months of the tenancy starting or the last rent increase. A fixed-term tenancy must also allow an increase in its agreement. An ordinary increase requires at least 60 days’ written notice, stating the new rent and when it takes effect. Allow for notice service and keep a copy.

There are specific provisions for agreed increases in some circumstances, including qualifying improvements or changes benefiting the tenant. Necessary repairs are not automatically qualifying improvements. Boarding-house notice rules differ. Read Tenancy Services’ current rent-increase guidance before acting on a particular tenancy.

A review is not an obligation to increase the rent. Discuss the evidence and implications, document any agreed arrangement and use the correct process. Tenants can challenge rent that is substantially above comparable market rent through the applicable process.
