Ara Hills

Living in Ara Hills: a neighbourhood shaped around its landscape

Ara Hills is a distinct neighbourhood within the wider Ōrewa area, rather than a separate whole-suburb market. Its planned setting gives you a different starting point from an established beachfront home or a town-centre apartment. Look at the particular street, building stage and home, then decide how that setting would fit your daily routine.

Understand the neighbourhood being created

The developer’s August 2026 Ara Hills fact sheet describes a masterplanned community with open spaces, native-bush connections and homes from building partners. These help explain the intended neighbourhood character. Explore the existing streets and facilities as well as the plans, so you can distinguish what is available now from a future proposal.

A home’s relationship with open space can be important, but assess it from the actual site. Consider outlook, privacy, orientation, outdoor living and the position of neighbouring homes. A concept image is a guide to an idea, rather than a substitute for seeing what is built.

Are you comparing a completed home, a section or a package?

These are different purchases. With a completed home, you can inspect the layout, finishes, storage and usable outdoor area. For a section or house-and-land proposal, understand the land and building arrangements, the specification and the work included. Compare the total costs on a consistent basis rather than treating two headline prices as equivalent.

Read the actual plans and documents with your advisers. Check whether landscaping, fencing, driveways and other finishing work are included, what approvals and completion records apply, and what the contract says about the next steps. Do not assume that one builder’s package represents every home in Ara Hills.

Put the land and building costs on the same basis

For a section, establish what is already connected and which site works remain. Review building covenants, access, ground conditions and the proposed design before comparing budgets. For a package, identify the land agreement and building contract, the specification, exclusions and payment stages. A completed home lets you inspect what is there; a plan requires you to understand what the contracts require to be delivered.

Allow for accommodation and finance if completion takes longer than expected. Ask your lawyer to explain completion dates, changes to specifications and any sunset provisions. Settled’s property-options guide gives a useful starting point for comparing land, completed homes and off-plan purchases.

Connect the home with an ordinary week

The developer identifies links with Ōrewa and Silverdale amenities and State Highway 1. Try the journeys from the property at relevant times, including the places you would use regularly. Plan the journey from the actual street at your usual travel time.

Check current school enrolment requirements directly for the exact address. The presence of a school on a neighbourhood brochure does not establish an enrolment entitlement. Recreation, shopping and work preferences will also differ between households.

How should you assess the price?

Use evidence that matches the purchase: completed homes with completed homes, and sections with relevant land comparisons. An Ōrewa-wide figure may include very different property types and is not an Ara Hills median. Ask how size, title, condition, completion stage and included work affect the comparison.
